Świecko, a logistics gateway between Poland and Germany
In the previous article in the series I explained why the Świecko area is today one of the most important logistics points in this part of Europe. This time I want to show what that strategic location looks like in practice, using a concrete project taking shape right there: Gateway A2. If you are looking for warehouse space serving the German market, the Polish market, and this part of Europe more broadly, it is worth learning the details before heading to gatewaya2.com to see the full investment presentation.
Gateway A2 in brief
Gateway A2 is a warehouse and logistics complex being built in Świecko, directly on national road DK29, about 4 kilometres from the A2 motorway and immediately next to the German border. At full build out, the park is planned to offer around 80,000 sqm of space, split into 8 modules that can be combined depending on a tenant’s needs. The general contractor for the project is Goldbeck, one of the better known contractors for industrial buildings in Europe.
Access to two markets at once
What sets Gateway A2 apart from many other warehouse parks in Poland is quite literally its neighbour: the border crossing itself. From this location, Berlin is around 90 minutes away, Frankfurt an der Oder just 15 minutes, Poznań about 130 kilometres, and Warsaw around 580 kilometres. This gives a company operating from Gateway A2 practically immediate access to the German consumer market, valued at around 900 billion euro, while keeping full access to the Polish and wider Central European market as well.
Why now
The Polish warehouse market is at a fairly distinctive moment today. The vacancy rate across the main Polish logistics corridors sits below 4%, its lowest level in five years, while demand for warehouse space in Central and Eastern Europe grew by more than 8% year on year in 2024. On top of that, the Poland Germany corridor itself is enormous in scale: around 47% of all trade within the European Union flows through it. In other words, demand for warehouse space in locations like Świecko is growing faster than supply, and that usually means good modules do not sit empty for long.
Modules built around your business, not the other way round
Gateway A2 takes an approach close to the BTS model I wrote about earlier in this series. Rather than one universal specification, each module can be tailored to a tenant’s specific needs. Building height starts at 14 metres and can be increased to 30 metres on request, giving full compatibility with high bay racking and ASRS automation systems. Mezzanines are also possible, and the roof can be prepared for photovoltaic panels.
On fit-out, a tenant can choose anywhere between shell condition and a fully finished interior, with office and social spaces as standard, an option for cold storage or temperature controlled zones, and a custom fire zone design. Entry into the park is possible from a module of around 9,353 sqm, with the option to combine adjacent modules and reserve space for long term expansion.
The economics: what it actually costs
A sample lease at Gateway A2 looks like this: rent of EUR 4.30 per sqm per month, with a minimum leased area of 9,323.71 sqm, giving a monthly cost of around EUR 37,295 and an annual commitment of around EUR 447,500, at a minimum lease term of 5 years.
For comparison, rates at other Polish warehouse locations are noticeably higher today. Warsaw typically runs at EUR 5.20 to 6.00 per sqm, and Wrocław at EUR 4.50 to 5.20 per sqm. The Gateway A2 rate is therefore lower than both, and, as the project itself points out, remains around 50% below comparable rates on the German side of the border, while keeping essentially the same delivery time to German customers.
An additional advantage is the location within a Special Economic Zone, which brings available CIT exemptions and other investment incentives for companies choosing to operate there.
FAQ: Gateway A2 and Świecko
What is the plan for the whole investment area at Gateway A2?
Modules 2 through 8 are currently in the design phase. Sample module sizes include unit A at around 9,300 sqm, unit B at around 20,800 sqm, and unit C at around 39,400 sqm, and modules can be freely combined depending on need.
What is the minimum lease term at Gateway A2?
The minimum lease term is 5 years.
Can space at Gateway A2 be purchased rather than just leased?
Yes, both purchase and lease are possible. It is best to contact the team directly for details tailored to a specific situation.
What fit-out options are available?
Made to order options are available, ranging from shell condition to a fully customised interior, with office space, temperature controlled zones, and a custom fire zone design.
How long does a BTS delivery take at Gateway A2?
Delivery time depends on the scope of the module and the complexity of the fit-out. This is best worked out individually, based on the tenant’s specific requirements.
Summary
Gateway A2 puts into practice what I have been writing about throughout this series: a direct connection to the A2 motorway, proximity to the German border, and a flexible, tenant led approach to delivering a warehouse. With rates lower than Warsaw or Wrocław, significantly lower than the German side of the border, and access to a market worth close to 900 billion euro within under an hour and a half’s drive, it is hard to find a better example of why Świecko deserves to be called a logistics gateway between Poland and Germany.

What’s next
In the next article in the series I look at which industries and types of companies are most often searching for warehouse space near the German border today, and why these particular sectors tend to end up in locations like Świecko.
